1º.
Previous studies
We refer to the preliminary phase in which we design the ideas to be developed according to the order in a schematic way, by means of sketches.
We include the collection and organization of the necessary information, we establish the technical program of needs and an indicative estimate of the cost of the building.
2º.
Preliminary project
In this stage of the project we define the fundamental aspects according to the general characteristics of the building: formal, functional, constructive and economic, with the objective of creating a first global image of the building and developing a budget advance.
3º.
Basic Project
Here we define what the house looks like.
It is the phase of the project in which we specifically define the general characteristics of the building.
The content of this will be sufficient to apply for the collegiate approval and, once the approval is obtained, to apply for the municipal building permit or other administrative authorizations, although at this point it is insufficient to carry out the construction.
4º.
Execution project
In this stage we develop a basic project, define the details and establish the specifications of all construction systems, equipment and materials.
The execution project is sufficient to obtain the corresponding authorization to start with the works.
5º.
Direction of works
It is one of the most important phases.
It consists of the stage in which the Architect is in charge of coordinating the technical-facultative team of the building, the technical, aesthetic and economic interpretation of the building in execution, as well as taking the necessary measures to carry out the development of the building Project, implementing the adaptations, new details to add and modifications to be made in order to reach the point of completion of the work, governed by the provisions of the corresponding Execution Project.
We are characterized by solving the day to day of the work in real time, since these are decisions that if not taken in an agile way can even stop the work.
6º.
Settlement and reception
In this phase the economic state of the completion of the work is determined, applying the prices that are established in it with the real state of the measurements, provided by the defined technician, of the items that compose it, and it is also composed by the reception of it on behalf of the promoter in accordance with the documents and specifications found in the Execution Project, and in the rest of documents incorporated to it during the execution of the building.
